Description: The one-story single-family residence at 46860 Highland Palms Drive was built in the Tract Ranch style with custom elements. It has a rectilinear plan and a low-pitched side-gable roof with moderate overhanging eaves. The exterior walls are wood frame clad in stucco. The building faces southwest from the north side of Highland Palms Drive and features an asymmetrical façade. The residence has an attached garage on the side. The primary roof has open eaves with a fascia board, and is clad in asphalt and gravel. The garage features a flat roof, intersecting the main roof. A concrete block and pierced block wall partially encloses the front elevevation creating a front courtyard space. The fenetration at the front elevation consists of single-lite sliding aluminum framed windows and a wood-framed front door with full length sidelites and external shutters. There is flat roof above the front entrance with extended roofline supported by stucco clad walls on either side of the front door. Character defining features of Ranch style homes that can be seen on the subject property include: asymmetrical façades, wood frame construction, side-gabled roof, attached garage, a low-pitched roof, and aluminum sliding windows. Construction History: The subject property was constructed in 1965 by Hadley-Cherry Inc. and designed by L.C. Major and Associates. Between 1963 and 1965, Hadley-Cherry Inc. constructed 78 homes in what is now the Highland Palms neighborhood. This development was also known as La Quinta Palms and Shadow Palms. In 1992, property owner Ken Odekirk obtained a permit to hookup residence to sewer system, the work was completed by Econo Sewer (Permit No. 10867). In 2017, property owner Norman Davidson obtained a permit to change out the HVAC system; the work was completed by Votta Enterprises (Permit No. 2017-0171). In 2017, Davidson obtained a permit to build a new pool and retaining wall; the work was completed by Brilliant Pools dba Premier Pools & Spas (Permit No. 2017-0096). In 2017, Davidson obtained a permit to build a 6ft block wall 26 LF (Permit No. 2017-0203). At that time, the property was also re-painted.
