The building has a rectangular plan with a side-gabled roof. There is a rectangular exterior chimney constructed of square concrete block masonry at the front elevation. There are three rectangular windows at the front elevation. The roof has a moderate overhang, supported by narrow posts, creating a front porch. The residence has a detached garage with a flat roof. There is an addition at the rear of the garage that has a front- gable roof; this addition is behind the garage and can be seen from the public right-of-way. Character defining features of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, the single-story form, the low-pitch side-gable roof with wide overhang, and the detached garage. Construction History: The subject property was constructed in 1960. The property is first seen in historic aerial images from 1969. The photo shows the property with an "L" shaped plan. In this photo, the attached garage, extends further towards the front property line than is seen in current images. The original building footprint is smaller than seen in current aerial images. By 1972, historic aerials show the front wing had been removed. Historic aerials from 1978 show that the rear of the residence had been expanded. The rear addition was constructed diagonally to the street, as seen in current historic aerials. In 1993, property owner Eleanor Shive applied for a permit for a sewer connection with the work completed by ALMS Underground Construction (Permit No. 12334). In 2002, Shive applied for a permit to construct a garden wall (Permit No. 0201-139). In 2011, property owner Lucero Reyes applied for a permit to construct an addition to the residence (Permit No. 11-0920). This addition can be seen in aerial images at the rear, southeast elevation of the residence. This addition was constructed behind the garage, with a front-gable roof and is seen from the public right-of-way. In 2012, property owners Diego Reyes and Chassidy Murillo applied for an electrical permit with work completed by CADD Works Inc. (Permit No. 12-0148). In 2015, property owner Martin Reyes applied for a permit for an HVAC changeout with work completed by Three D Construction (Permit No. 2015-0323). Based on Google Earth street photography, since 2012, the front privacy wall was replaced and the dirt driveway was replaced with a concrete driveway. *B7. Statement of Significance Continued: Past owners and occupants include: Eleanor Shive (1993-2002; Permits), Lucero Reyes (2011; Permits) Diego Reyes and Chassidy Murillo (2012; Permits), Martin Reyes (2015; Permits). Eleanor Shive owned the property between 1993 and 2002. Shive was a public health nurse for 45 years. She passed away in 2007 (Desert Sun, 21 March 2007). Lucero Reyes owned the property in 2011. Diego Reyes and Chassidy Murillo owned the property in 2012. Martin Reyes owned the property in 2015. The home was built in the Tract Ranch style within the Santa Carmelita Unit 24 tract, recorded in 1938, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1960, and has since had several additions to the residence. While the 54420 Avenida Alvarado property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation. Additionally, the property is not individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta.
