Description: The 54733 Avenida Diaz property is a one-story single-family home constructed in the Tract Ranch architecture style. The building has a rectangular plan with a low-pitched gable-on-hip roof with broad overhanging boxed eaves. The exterior walls are clad in stucco. Near the center of the front elevation is a recessed entry. There are four horizontal sliding windows at the front elevation, with fixed exterior shutters on each. The home has an attached garage and a curved driveway. Character defining features of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, the single-story form, the low-pitched gable-on-hip roof, the attached garage, and the exterior shutters. Construction History: The subject property was constructed in 1963. The subject property is first seen in historic aerial images from 1965. The 1965 and 1972 aerial show the property with a simple rectangular form. In 1970, property owner Ivan Butler obtained a permit to convert the residence's breezeway to a living room (Permit No. 186193). The original breezeway was likely set between the garage and the residence; current images shows that this this portion of the front elevation is slightly recessed. In 1978, historic aerials show a small addition at the north end of the west elevation. This addition is not seen in current aerial images. In 1999, property owner Ray Harold Bryson obained a permit for a water Heater Replacement with work completed by Valley Plumbing (Permit No. 9904-249). In 2012, property owner Jack L. Scaggs obtained a plumbing permit with work completed by ALMS Underground (Permit No. 12-0088). Statement of Significance Continued: Past owners and occupants include: Ivan Butler (1970; Permits), Ray Harold Bryson (1999; Permits), Jack L. Scaggs (2012; Permits). Ivan Bulter owned the property in 1970. Ray Bryson owned the property in 1999. In 1993, Bryson was working as a counselor at La Familia High School in Thermal, CA (Desert Sun, 10 June 1993). Jack Scaggs owned the property in 2012. The home was built in the Tract Ranch style within the Santa Carmelita Unit 25 tract, recorded in 1938, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1963. The residence was altered in 1970 when the original breezeway was filled in with a living space. While the 54733 Avenida Diaz property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme.
