Description: The one-story single-family home at 54622 Avenida Herrera is constructed in the Styled Ranch form with Spanish influences. The building has a wide, rectangular plan sited on a large parcel measuring approximatly 0.46 acres. The building has a cross-gable roof with red barrel roofing. The residence has a defined front entry with a hipped roof porch extending out to created a covered entryway, which is supported by wide square columns, with a large double door entry at the center. The building has an attached garage, with the entrance at the front elevation, and covered by a front-gable end. At the front elevation of the house there are three horizontal sliding windows, and two fixed windows. The exterior walls are clad in tan stucco. There is a U-shapped driveway at the front of the residence. Character defining features of the Styled Ranch with Spanish influence that can be seen in the subject property include the low-pitched cross- gabled roof, the broad overhanging eave, the porch roof supports, and the broad, rambling façade, and red clay tile roof. Construction History: The subject property was constructed in 1949. The subject property is first seen on historic aerial images from 1953. The residence is recognizable by its wide horizontal massing, however, it appears that the prominent front entrance with the hipped roof porch was not constructed. Between 1953 and 1959, a previous owner constructed an extended front entryway, but aerials from the period did not provide further details. In 1969, property owner, James Lanford, obtained a permit to intall a private pool (Permit No. 157455). In 1990, property owner Felex Flores Jr., obtained a permit to construct a 5ft high block wall (Permit No. 09078). Also in 1990, Flores obtained a permit to remodel the living area and garage space (Permit No. 08242). Flores obtained a permit to construct a garage addition in 1991 (Permit No. 08503). In 2000, Flores obtained a permit for a sewer connection (Permit No. 0002-158). In 2005, Flores obtained a permit to construct a retaining wall (Permit No. 05-1906). In 2011, property owner, Dan Hall, obtained a plumbing permit for work completed by Gattuso Pool Corporation (Permit No. 11-0170). In 2011, property owner, Michael Quintal obtained a permit for an addition to the residence. From the public right-of-way, this addition can be differentiated from the original residence as there is a slight height variation in the roof. This addition can be seen at the north elevation, extending the original horizontal massing of the residence. The work was completed by Jeffrey C. Watterbarger (Permit No. 11-0884). In 2021, property owners Mike Quintal and Dan Hall obtained a permit for the construction of an accessory dwelling unit. The work was completed by Eagle Construction Company (Permit No. 2021-0333). Statement of Significance Continued: Past owners and occupants include: James Langford (1969-1975; Permits), Felix Flores Jr. (1990-2005; Permits), Dan Hall & Michael Quintal (2011- 2021; Permits). James Langford owned the property between 1969 and 1975. In 1971, Langford completed his Master's degree in teaching. Felex Flores Jr. owned the property between 1990 and 2005. Dan Hall and Michael Quintal owned the property between 2011 and 2022. Hall worked as a real estate agent (The Desert Sun, 10 Nov 2018). The home was constructed as a Spanish Styled Ranch within the Santa Carmelita Unit 28 tract, recorded in 1939, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide varity of architectural styles. The subject property was constructed in 1949 in a Ranch style, with Spanish influences. However, since construction, the residence has been heavily altered and no longer reflects the building's original design and appearance. The 54622 Avenida Herrera property is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non- contributor as the architectural style was not consistent with the Spanish Colonial Revival style associated with early development within the Cove between 1934 and 1950, and further, due to significant exterior alterations to elevations facing the public right-of-way.
