Description: The one-story, single-family residence at 54900 Avenida Herrera residence was constructed in the Custom Ranch style, but it has been altered since construction. The original residence is the main form near the Avenida Herrera property line; ca. 2017 a large rectangular addition was added, extending along the rear property line. Exterior walls are clad in stucco. It has a low-pitched side-gable roof. The roofline at the front of the property has a minimal overhang, with the roof at other elevations having broader overhanging eaves and exposed rafter ends. Most of the property is surrounded by a white stucco privacy wall. At the front elevation, there are two small windows and an attached garage with two garage doors. The main entrance is located at the north side elevation. The side elevation of the garage has three small windows. Character defining features of Custom Ranch style homes that can be seen in the subject property include the single story form, the low-pitched side-gable roof, and the attached garage. P1. Statement of Significance Continued: Past owners and occupants could not be identified through permit histories or newspaper research. The home was built in the Custom Ranch style within the Santa Carmelita Unit 28 tract, recorded in 1939, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1952. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
