The property was partially obscurred by a recreational vehicle during the 2022 site visit; this description is partially based on 2019 Google Earth street photography. The residence has a compact rectangular plan with stucco exterior walls. The home has a cross-gable roof with a shallow overhang, clad in asphalt shingles. At the front elevation, there is one large sloping bay window flanked by two paired windows. The original windows have been replaced with modern faux multi-pane windows. The front entrace is at the center of the front elevation. The residence has an attached carport and a sliding glass door at the north elevation. Character defining features of Tract Ranch style homes that can be seen in the subject property include the wide horizontal massing, the single-story form, the low-pitched cross-gable roof, and the attached carport. Construction History: The subject property was constructed in 1959. The subject property is first seen on historic aerials in 1959. This image from the year of construction shows the building with a simple rectangular plan. By 1965, historic aerials show an addition at the rear elevation and two roof extentions to the front elevation. The roof extentions are seen from the front elevation on either side of the front door, with windows at each mass. Historic aerials from 1972 and 1978 do not show any additional changes to the building form. In 2002, property owner M.M. Peralez applied for a permit to re-roof the residence with the work completed by Razua Roofing (Permit No. 0205-014). In 2002, property owner John Peralez obtained a permit for septic abandonment with the work completed by Valley Plumbing and Ferraud Industries (Permit No. 0211-161). In 2003, John Peralez applied for a permit to construct a patio cover with the work completed by So-Cal Builders (Permit No. 0303-100). The subject property has modern era vinyl windows at the front elevation. Statement of Significance Continued: M.M and John Peralez owned the property between 2002-2003 (Permits). The home was built in the Tract Ranch style within the Santa Carmelita Unit 20 tract, recorded in 1938, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1959. While the 53440 Avenida Mendoza property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
