Description: The one-story single-family residence at 53345 Avenida Rubio was constructed in the Tract Ranch style. The residence has a rectangular plan with a very low-pitched side-gable roof with broad overhanging eaves. Exterior walls are clad in stucco. The main entrance is recessed and accessible from the wide arched openings at the front and side elevations. There are two square windows at the front elevation with added raised window surrounds. The wide arches at the front and side of the residence create a recessed corner entry adjacent to the main entrance. There is a large fixed window within this enclosed space. Character defining features of Tract Ranch style homes that can be seen in the subject property include the horizontal massing, the single-story form, and broad overhanging eaves. P1. Construction History: The subject property was constructed in 1957. The subject property is first seen in historic aerials from 1959 with a small rectangular building footprint. In 1976, property owner A. Leyva obtained a permit for the installation of a swimming pool (Permit No. 272194). The same year, Leyva obtained a permit to convert a portion of the residence to a living space (Permit No. 272743). Based on aerial images, there appears to have been an addition to the rear of the residence post-1978. In 1991, property owner Gonzalez obtained a permit for a sewer hookup with the work completed by Ecno Sewer Services (Permit No. 10248). Statement of Significance Continued: Past owners and occupants include: A. Leyva (1976; Permits), and Gonzalez (1991; Permits). A. Leyva owned the property in 1976. A Mr. Gonzalez owned the property in 1991. The home was built in the Tract Ranch style within Santa Carmelita Unit 18 tract, recorded in 1937, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1957. While the 53345 Avenida Rubio property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
