Description: The one-story single-family residence at 51286 Avenida Velasco was constructed in the Tract Ranch style. The building has a rectangular plan with a low-pitched side-gable roof. Exterior walls are clad in white stucco. At the front elevation there are double doors at the main entrance, a large fixed window, and two double-hung windows. The roof extends to create a covered carport which is currently enclosed with a gate. A vinyl sun shade has been hung above the main entrance, extending towards the front yard to create a covered patio space. Character defining feature of Tract Ranch style homes that can be seen in the subject property include the wide horizontal massing, the single-story form, the low-pitched side-gable roof, and the attached carport. In 1984, property owner Maryjane Sutton obtained a permit to repair the carport (Permit No. 00025583). In 1985, Sutton obtained a permit to install a pool and spa (Permit No. 001346). In 2003, property owner Angelina Fernandez obtained a permit for a sewer hook up with the work completed by Tristar Contracting (Permit No. 0306-102). In 2016, Fernandez obtained a permit to construct a block wall (Permit No. 2016-0160). Statement of Significance Continued: Past owners and occupants include: Mary Jane Sutton (1984-1985; Permits), Angelina Fernandez (2003-2016; Permits). Mary Jane Sutton owned the property between 1984 and 1985. Sutton was born in St. Louis and worked as a telephone operator in Burbank, CA for 25 years. She passed away in 1991 (Desert Sun, 11 May 1991). Angelina Fernandez owned the property between 2003 and 2016. The home was built in the Tract Ranch style within the Santa Carmelita Unit 6 tract, recorded in 1934, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1954. While the 51286 Avenida Velasco property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme.
