The residence has an L- shaped plan with stucco exterior walls. The building has an asymmetrical roof design that flat above the dwelling with a low-pitch front-gable roof above the attached garage. The roof has a broad overhanging eaves that create a covered porch supported by stucco posts. The residence has an attached garage. There are two large horizontal sliding windows with raised window surrounds at the front elevation. Character defining features of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, the single-story form, flat roof, and attached garage. P1. Construction History: The subject property was constructed in 1957. The subject property can first be seen on historic aerial images from 1959. In 1982, property owner Peter Hartwig applied to a permit to add a patio to the residence (Permit No. 47695). In 1988, property owner Ray Enginoa obtained a permit to re-roof the residence (Permit No. 04984). In 1993, property owner, Daniel Gaza, obtained a permit for the installation of a utility box enclosure (Permit No. 12244). A letter from the La Quinta building inspector in 1993 describes a front post and beam patio. Based on the description, the beams at the patio have been expanded and clad in stucco. In 1994, Gaza obtained a permit for a sewer connection with the work completed by Hendrickson Construction (Permit No. 13809). In 2004, Gaza obtained a permit for the construction of a garden wall (Permit No. 04-4022). In 2004, Gaza obtained an electrical permit (Permit No. 04-6374). Street photography shows that since 2016, the residence has been painted, the front elevation windows had been replaced, and the thick, rounded trim around the windows were replaced with trim that is flat to the exterior wall. Aerial imagery shows an addition or patio addition to the rear of the residence ca. 2017. Statement of Significance Continued: Past owners and occupants include: Michael and Christine Menefee (1973; Desert Sun 13 April 1973), Peter Hartwig (1982; Permits), Ray Enginoa (1988; Permits), Daniel Gaza (1993-2004; Permits). Michael and Christine Menefee ownered the property in 1973; the couple welcomed a son while living at the property. Peter Hartwig owned the property in 1982. By 1986, Hartwig was living in Rancho Mirage, CA and owned a business called European Construction in Cathedral City, CA (Desert Sun, 30 July 1986). Ray Enginoa owned the property in 1988. Daniel Gaza owned the property in 2004. The home was built in the Tract Ranch style within the Santa Carmelita Unit 6 tract, recorded in 1934, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1957. While the 51311 Avenida Velasco property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
