Description: The one-story single-family residence at 51817 Avenida Velasco is constructed in the Pueblo Revival style with Spanish Colonial Revival influences. The home features a flat roof with shaped parapets, stepped massing, and tan stucco exterior walls. There is a offset recessed entry. Hoods above the windows on the front elevation are covered with red barrel tiles. The building has projecting wood vigas. One arched window at the front elevation is recessed into the stucco. There are two multi-pane windows at the front elevation. The garage is attached. Character defining features of Pueblo Revival style homes that can be seen in the subject property include the flat roof with shaped parapets, thick stucco exterior walls, and projecting vigas. P1. Construction History: The subject property was constructed in 1952. The subject property is first seen in historic aerial images from 1954; this first image shows the subject property with a much smaller building footprint than seen in 2021 aerial imagry. In 1985, property owner Joe Kanavich obtained a permit to re-roof the dwelling with work completed by Custom Roofing Company (Permit No. 001735). In 1987, property owner Marie Jasso obtained a permit to install a patio cover (Permit No. 002827). In 1994, property owner Jorge Navarrete obtained a permit to install 70LF (Permit No. 14210). In 1996, Navarrete obtained a permit for a sewer connection with the work completed by Denboer Engineering & Construction (Permit No. 14401). In 2005, the property owner Gustavo Ramirez obtained a permit for an addition to the residence (Permit No. 05-1708). This addition can be seen at the rear of the residence, greatly expanding the building's footprint. It appears that this construction also included work to the roof of the residence, with a aerial images post-2005 showing a more pronounced parapet roof form at the front entrance of the residence, which can be seen in current street imagery. *B7. Statement of Significance Continued: Past owners and occupants include: Joe Kanavich (1985; Permits), Marie Jasso (1987; Permits), Jorge Navarrete (1994-1996; Permits), Gustavo C. Ramirez (2005-2011; Permits, Desert Sun 06 Oct 2011). Joe Kanavich owned the property in 1985. Marie Jasso owned the property in 1987. Jorge Navarrete owned the property between 1994 to 1996. Gustavo Ramirez owned the property between 2005 and 2011. In 2011, Ramirez owned a business called Best Care, operating out of Palm Springs. The home was built in the Pueblo Revival style within the Santa Carmelita Unit 2 tract, recorded in 1934, and is within the La Quinta Cove neighborhood. The residence is one of the original La Quinta Cove casitas. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1952. While the 51817 Avenida Velasco property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
