Description: The one-story single-family residence at 52777 Avenida Velasco was constructed in the Custom Ranch style. The subject property has a rectangular plan with a cross-gabled roof. The roof is clad in red barrel tiles with a front-gable at the center of the front elevation. The entry is offset from the center, and is flanked by pierced block walls, creating an partially enclosed porch. The exterior walls are clad in light blue stucco. There is a wide rectangular chimney at the front elevation, constructed of stack-bonded block masonry. There is one large three-pane window, one sliding door, and a small rectangular window at the front elevation. The residence is on a corner lot with a large rounded driveway. Character defining features of Custom Ranch style homes that can be seen in the subject property include the broad horizontal massing, the single-story form, custom details such as the pierced block porch and the large prominent brick chimney, and the prominent low-pitched cross-gabled roof. In 2009, Gonzales obtained a permit to re-roof the residence (Permit No. 09-0393). The grey shingle roofing was replaced with red barrel tiles. In 2009, Gonzales obtained a permit for the construction of a patio cover (Permit No. 09-0650). The existing 616 sq. ft. patio cover was replaced with a 770 sq. ft. patio cover at the rear of the residence. In 2009, Gonzales obtained a permit to construct a wall (Permit No. 09-0865). In 2009, Gonzales obtain an electrical permit with the work completed by Huitron Construction (Permit No. 09-0918). In 2011, Gonzales obtained a permit for a remodel of the residence (Permit No. 10-0743). This work included the addition of a screen around the patio space and electrical work. In 2013, Gonzales obtained a permit to construct a block wall for a flower bed (Permit No. 13-479). The windows and sliding glass door at the front elevation are vinyl, modern era replacements. Statement of Significance Continued: Past owners and occupants include: L.M. Thurlow (Palm Desert Post 06 Aug 1964), Addal Gonzales (2008-2013; Permits). L.M. Thurlow was the original owner of the property, obtaining the permit for its construction in 1964. The construction was valued at $12, 240. Addal Gonzales owned the property between 2008 and 2013. The home was built in the Custom Ranch style within the Santa Carmelita Unit 16 tract, recorded in 1936, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1964. The residence has been altered with the replacement of windows and doors at the front elevation and the roof replacement with red barrel tiles. While the 52777 Avenida Velasco property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme.
