The residence has a rectangular plan with a symmetrical facade. The building has a front gable roof with a separate front-gabled roof above the entrance. The roof is clad in barrel tiles; portions of the roof have exposed rafter ends. The home has a prominent central front entry that has an enclosed porch with an arched entry and a front gable roof and is sheathed with random ashlar stone masonry. At the front elevation there are two large picture windows. The property has a detached garage with a side gable roof, clad in barrel tiles. Character defining features of Spanish Styled Ranch homes that can be seen in the subject property include the tile roofing, the stucco exterior walls, and the arched porch opening. P1. Construction History: The subject property was constructed in 1964. The residence is first seen in historic aerials in 1965. This aerial shows the residence with a rectangular plan, with the front elevation slanting inwards on either side of the prominent entrance that extends towards the front elevation. The dwelling has been expanded over time since initial construction. The residence is present in historic aerials from 1972 and 1978 with the same form. In 1972, property owner John Dinius obtained a permit to construct a swimming pool and spa with the work completed by Hoams' Construction (Permit No. 359809). In 1994, Dinius obtained a permit for a sewer connection with the work completed by Valley Plumbing (Permit No. 14248). 1995, property owner Brian Perry obtained a permit for gas line work (Permit No. 15855). In 2004, property owner John Dye obtained a permit for the construction of an addition to the residence with the work completed by Johnson-Benedetti Construction (Permit No. 04-4248). This permit was for the construction of a 672 sq. ft. detached garage, a 60 sq. ft. addition to the residence, and new tile roofing. Aerial images show that, prior to 2004, the front elevation of the residence was slanted inwards towards the centered entrance. Post 2004, the front elevation has been evened out to a rectangular plan with the prominent entrance at the center. This construction has altered most of the front elevation of the residence. The residence and detached garage have the same light brown barrel tile roofing. Based on Google Earth street photography, it appears there has not been any changes to the exterior of the residence since 2012. Statement of Significance Continued: Past owners and occupants include: John Dinius (1972-1994; Permits), Brian Perry (1995; permits), John Dye (2004; Permits). John Dinius owned the property between 1972 and 1994. Brian Perry owned the property in 1995. In 1995, was the president of the Log Cabin California organization (Desert Sun, 30 Sep 1995). John Dye owned the property in 2004. The home was built in the Spanish Styled Ranch style within the Santa Carmelita Unit 22 tract, recorded in 1943, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1964. The residence underwent a significant renovation in 2004, altering the front elevation so that it no longer resembles the original construction. While the 53804 Avenida Velasco property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation. Additionally, the property is not individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no longer maintains integrity from the historic period. B10.
