Description: The one-story, single-family residence at 53898 Avenida Velasco was built in the Custom Ranch style. The building has a cross-gable roof and an L-shaped plan. There is a front-gable dormer above the entrance. The exterior walls are wood frame clad with white stucco, and the roof is clad with red barrel tiles. The building has a recessed front entryway and an attached two-car garage. There are four rectangular windows at the front elevation with black trim. There is an offset front entry with extended eave porch supported by wood posts. Character defining features of Custom Tract homes that can be seen in the subject property are: a wide horizontal massing, the single-story plan, low-pitch roof with wide overhangs, the L-shaped plan, and the large attached garage. Statement of Significance Continued: Past owners and occupants include: James P. Keene and Virginia S. Keen (1982; Palm Desert Post 18 Feb 1982), Gilbert F. Sherk (1987; Palm Desert Post, 15 April 1987), Paula Vaughan (2003-2005; Permits), Ken Donavan (2016; Permits). James and Virginia Keen were the owners of the property in 1982. The Keen family moved to La Quinta in 1978; James was the vice president of the American Exchange Co. and Virginia was the owner of the Palm Springs Weight Place (Palm Desert Post, 03 May 1979). Gilbert Sherk owned the property in 1987. Paula Vaughan owned the property between 2003 and 2005. Ken Donavan owned the property in 2016. The home was built in the Custom Ranch style within the Santa Carmelita Unit 22 tract, recorded in 1943, and is within the La Quinta Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1959. While the 53898 Avenida Velasco property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme.
