*P3a. Description: The property at 77224 Calle Potero is a one-story single-family residence constructed in the Spanish Colonial Revival
style. The home is partially obscured by a privacy wall. The home has stepped block-like massing. The main part of the residence has a flat
roof. The residence and the surrounding privacy wall are clad in white stucco. The building has an asymetrical plan with the main entrance at
the center. There is a front porch at the front elevation with a roof with red barrel tiles and exposed rafter ends. There is at least one large
horizontal sliding window at the front elevation, set deep in the stucco façade. At the east side elevation, there are at least three double-hung
windows. The subject property was originally constructed in the Spanish Colonial Revival style. The residence has been significantly altered
since construction with additions at the sides and rear, modern era windows, and a flat roof. The residence is considered a Modified Spanish
Colonial Revival style building. The red barrel tile porch roof is the only extant original feature of the residence.

The 77224 Calle Potero property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within the
UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office online
property search. Newpaper articles, permit histories, and aerial images were used in the following analysis. The property is not listed in available
Coachella Valley Telephone Directories. See Continuation Sheet for significance and integrity conclusions.
*B6. Construction History: The subject property was constructed in 1948. Contemporary newspaper articles from 1993 claim the
residence was one of the original La Quinta Cove casitas. While the residence is not one of the original casita vacation homes built between
1935 and 1941, the residence was constructed during the post-war period when the neighborhood was almost entirely composed of Spanish
Revival homes. The subject property was constructed in the Spanish Colonial Revival style, influenced by the original Cove casitas. The
subject property is first seen in historic aerials from 1953. In 1984, the applicant, Mary Wood Day School, obtained a permit to install 300ft of
6ft high fence. The property owner was Frances Hack. The contractor was not identified (Permit No. 001063). Also in 1984, the contractor,
Steel and Supply Inc., installed exterior stairs for the property (Permit No. 0663). In 1984, a permit was issued for an addition for the owner,
the Marywood School (Permit No. 003316). The contractor was not identified. A compliance survey for property owner, Dianne Funk, was
completed in 1985 (Permit No. 001774). In 1992, property owner, Anthony Sestich, obtained a permit for a room addition (Permit No. 11383).
The work was completed by AMS Construction. In 1992, property owner, Anthony Sestich, obtained a permit for a sewer hookup with work
completed by AMS Construction (Permit No. 11479). Owner Anthony Sestich obtained a permit for a block wall in 1992, with work completed
by AMS Contruction (Permit No. 11623). In 1993, The Desert Sun reported on construction underway at the residence, with Anthony Sestich
identified as the builder. The article describes the construction as including "all new studs, plumbing, and electrical." In 2004, property owner,
Avonna Sestich, obtained a permit for a kitchen remodel, with the work completed by the property owner (Permit No. 0402-06). A permit
was issued to Avonna Sestich for the illumination of the house numbers with work done by TR Construction in 2009 (Permit No. 09-0147). In
2010, Avonna Sestich obtained a permit to reroof the subject property with the work completed by TR Construction (Permit No. 10-0303).

Past owners and occupants include: Guy Stellar (1969; The Desert Sun 10 March 1969), Frances Hack (1984; Permits), Marywood Country Day School
(1984; Permits), Dianne Funk (1985; Permits), Anthony & Avonna Sestich (1992-1995; Permits), Avonna (Sestich) Herrera (1995-present). The building
was used as the Marywood County Day School between 1981-1985 (Desert Post, 14 Jan 1981; Permits). Guy Stellar occupied the subject property in
1969. Mrs. Guy Stellar was a chairman of the La Quinta Desert Beautiful society (Palm Desert Post, 13 Nov 1969). In 1981, Frances Hack, a local realtor,
helped to negotiate a lease for the subject property. At the time, it was reported that the property owner was absentee and the property was a "mess."
The building was rented to the Marywood Day School, founded by Mary O'Neill and Judith Melkesian. The school would educate pre-first, first, and
second graders (Palm Desert Post 14 Jan 1981). Marywood Day School operated between 1981 and 1985, with Frances Hack (1984), Dianne Funk
(1985), and the school all listed as owners during this time. Frances Hack was on the first governing board for the school (Palm Desert Post, 16 Sep
1982). Anthony and Avonna Sestich owned the property between 1992 and 1995. Anthony Sestich was a self-employed building contractor and would
pass away in 1995 (The Desert Sun, 27 July 1995). Avonna (Sestich) Herrera would continue to occupy the residence and is the current property owner
(2022).
The home was constructed in the Spanish Colonial Revival style within the Santa Carmelita Unit 25 tract, recorded in 1938, and is within the La Quinta
Cove neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area
was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These
casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. The subject property was constructed in 1948, as
one of the early homes constructed in the La Quinta Cove. While the residence does not appear to be one one the original La Quinta Cove casitas that
were first developed in the area between 1935 and 1941, the subject property was constructed soon after, taking inspiration from the Spanish Colonial
Revival style used in the Cove. The residence has been significantly altered since construction, undergoing a major renovation in 1993. While some
elements of the original Spanish Revival building remain, such as the stucco exterior walls and the porch roof with red barrel tiles, the subject property
does not reflect the orignal design and appearance of the building.
The 77224 Calle Potero property is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-
contributor due to significant exterior alterations to elevations facing the public right-of-way. The property is assigned a 6Z status code: Found
ineligible for NRHP, CRHR or Local Register through survey evaluation. The dwelling is considered NRHP / CRHR / Local Register ineligible due to
significant exterior alterations to elevations facing the public right-of-way.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no
longer maintains integrity from the historic period.
