*P3a. Description: The 77511 Calle Madrid property is a one-story single-family residence. It is an example of a Tract Ranch style home
with a very low-pitched side-gabled roof with a moderate overhang. The residence has a rectangular plan. Exterior walls are clad in stucco.
The main entrance is near the center of the facade. There are two large horizontal sliding windows at the front elevation. The building has a
front facing attached carport. Character defining features of Tract Ranch style homes that can be seen in the subject property include the
broad horizontal massing, the single-story form, the low-pitch roof, and the attached carport.

The 77511 Calle Madrid property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within the
UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office online
property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation Sheet for
significance and integrity conclusions.
*B6. Construction History: The subject property was constructed in 1964. The residence is first seen in historic aerial images from
1965. The residence is also seen in aerials from 1972. These early aerials show the residence with a simple rectangular floorplan. Since
construction, the additions to the residence have been constructed at the east and south elevations. In 1972, property owner Michael
Blackwell obtained a permit to add attached storage (Permit No. 219699). This storage space is seen in aerial images from 1978, with an
addition seen at the rear of the residence. In 2001, property owner Luna Manuel Osuna obtained a permit for a wood fence (Permit No. 0105-
257). In 2011, Osuna obtained a permit to re-roof the residence (Permit No. 11-0971). The windows at the front elevation have been replaced
with modern era vinyl windows. Based on Google Earth street photography the existing trees were cut down and replaced.

Past owners and occupants include: Michael Blackwell (1972-1975; Permits, Desert Sun), Luna Manuel Osuna (2001-2011; Permits). Michael Blackwell
owned the property between 1972 and 1975. In 1971, Blackwell was working as a Riverside County deputy sheriff (Desert Sun, 15 May 1971). Luna
Manuel Osuna owned the property between 2001 and 2011.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 26 tract, recorded in 1945, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1963.
While the 77511 Calle Madrid property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural
style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The windows at the front elevation have been altered
with vinyl replacements. As the dwelling has been altered, it maintains a moderate level of integrity from the historic period.
