It was built in the Spanish Styled Ranch style. The building faces southeast from the northwest side of Avenida El Nido. It features a rectilinear plan with an asymmetrical façade. The dwelling has a moderate-to-low-pitch hipped roof clad with red concrete tiles. The roof has a broad overhanging, open eaves with facia boards. An attached garage is located on the south end of the front elevation. The exterior walls of the dwelling are clad with smooth stucco. The windows are not clearly visible from the public right-of-way. Based on what is visible, one window is set within a stucco arch. The majority of the front elevation is shielded from view on the public right-of-way by a stucco-clad privacy wall and entry gate. In 1997, Chooljian obtained a permit to construct a 180 sq.ft. addition; the work was completed by Paul Davis Systems (Permit No. 9704-085). Available aerial photography and permit history show that significant alterations were made to the dwelling during the 1990s. Berry Chooljian was on the board of directors for a local non-profit organization, the Coachella Valley Lions Club. The home was built as a Spanish Styled Ranch in the La Quinta Country Club subdivision, recorded in 1959, and is within the La Quinta Golf Estates neighborhood. The subject property was constructed in 1962 by an unidentified builder. The dwelling is associated with the themes of Residential Development (1934-1970s) and Recreation and Leisure (1926-1970s), being located in La Quinta's first private country club and the first residential neighborhood associated with club. However, the property does not possess individual documented significance in relation to these themes.
