*P3a. Description: The 48805 Avenida El Nido property is a one-story, wood frame single-family residence. It was built in the Spanish
Styled Ranch style. The building faces southeast from the northwest side of Avenida El Nido. It features a rectilinear plan with an
asymmetrical façade. The dwelling has a moderate-to-low-pitch hipped roof clad with red concrete tiles. The roof has a broad overhanging,
open eaves with facia boards. An attached garage is located on the south end of the front elevation. The exterior walls of the dwelling are clad
with smooth stucco. The windows are not clearly visible from the public right-of-way. Based on what is visible, one window is set within a
stucco arch. The majority of the front elevation is shielded from view on the public right-of-way by a stucco-clad privacy wall and entry gate.
Character defining features of Spanish Styled Ranch style homes that can be seen on the subject property include: the smooth stucco siding
and rounded arches.

The 48805 Avenida El Nido property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1962. In 1984, property owner Berry Chooljian obtained a permit
to construct a storage area (Permit No. 0880). In 1986, Chooljian obtained a permit to construct a 6 ft block wall; the work was completed by
Therieau Construction (Permit No. 002448). In 1991, Chooljian obtained a permit to construct a 61-LF, 6 ft high block wall; the work was
completed by Quality Construction (Permit No. 10039). In 1991, Chooljian obtained a permit to construct a 450 sq.ft. addition; the work was
completed by Designer Quality Construction and builder Michael N. Scuro (Permit No. 9561). In 1997, Chooljian obtained a permit to
construct a 180 sq.ft. addition; the work was completed by Paul Davis Systems (Permit No. 9704-085). In 1999, Chooljian obtained a permit to
remodel the existing pool and add a raised spa; the work was completed by Anson Construction (Permit No. 9902-160). Available aerial
photography and permit history show that significant alterations were made to the dwelling during the 1990s. Additions expanded the
footprint of the residence and the esstential form of the original building was negatively impacted.

Past owners and occupants include: Berry Chooljian (1984-1999; Permits). Berry Chooljian was on the board of directors for a local non-profit
organization, the Coachella Valley Lions Club.
The home was built as a Spanish Styled Ranch in the La Quinta Country Club subdivision, recorded in 1959, and is within the La Quinta Golf Estates
neighborhood. The subject property was constructed in 1962 by an unidentified builder.
The dwelling is associated with the themes of Residential Development (1934-1970s) and Recreation and Leisure (1926-1970s), being located in La
Quinta's first private country club and the first residential neighborhood associated with club. However, the property does not possess individual
documented significance in relation to these themes. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
