*P3a. Description: The 49000 Avenida El Nido property is a one-story, wood frame single-family residence. It was built in the Spanish
Styled Ranch style. The building faces northwest from the southeast side of Avenida El Nido on the northeast corner of Avenida El Nido and
Coachella Drive. It features an irregular plan with an asymmetrical façade. The dwelling has a low-pitched side-gabled roof clad with red clay
tiles in the center of the dwelling, surrounded by flat roof elements. The roof varies from moderate to no overhanging eaves. An attached
garage is located on the north end of the front elevation. The exterior walls are clad with stucco. The fenetration at the front elevation is
obscured by heavy vegetation and a stucco clad privacy wall that spans the length between the dwelling and the garage. Character defining
features of Spanish Styled Ranch homes that can be seen on the subject property include: asymmetrical façade, broad expanses of
uninterrupted wall surfaces, and walls around the front porch or courtyard.

The 49000 Avenida El Nido property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1962. In 1990, property owner Roxie Yeaayian obtained a permit
to remodel and build an addition; the work was completed by Craig Coaklin (Permit No. 49000). In 1990, Yeaayian obtained a permit to add a
spa to the existing pool; the work was completed by Hoams Construction Co Inc (Permit No. 08712). In 1990, Yeaayian obtained a permit to
construct a 5 ft wall around the existing pool equipment; the work was completed by Craig Conklin Company (Permit No. 08820). In 2006,
property owner Roswitha Byford obtained a permit to construct an addition; the work was completed by B&M Construction (Permit No. 05-
5113). Aerial photography did not offer any additional information regarding changes to the property over time. The property appears to have
been significantly altered by the 1990 addition, which added the Spanish elements to the property. Significant alterations have impacted the
essential form of the original building over time.

The home was built as a Spanish Styled Ranch in the La Quinta Country Club subdivision, recorded in 1959, and is within the La Quinta Golf Estates
neighborhood. The subject property was constructed in 1962 by an unidentified builder.
The dwelling is associated with the themes of Residential Development (1934-1970s) and Recreation and Leisure (1926-1970s), being located in La
Quinta's first private country club and the first residential neighborhood associated with club. However, the property does not possess individual
