We completed a site visit on January 28, 2016 of the La Quints Retirement Community Phase 2 Improvements and find them within substantial conformance to the Parcel Map No 36406 Precise Grading Improvement Plans prepared by MSA and approved by the City on September 19, 2014 with the exception of the following item, 1. Construction Note 11 - Duraslope Drains. Three (3) drains on Sheet 4 and one (1) dram on Sheet 5 were not installed 2. Sheets 1-3 and 6-21 were built per plan. This Substantial Conformance Letter is based upon the visual observation of the site by our staff but does not verify line and grade of the observed improvements. The substantial conformance reflects any obvious modifications made during construction by the owner/developer/contractors based strictly upon a visual review during the site visit and after installation of the improvements It is assumed that inspection of the site work during the course of construction was performed by the appropriate agencies. MSA Consulting, Inc. was not engaged to perform Inspection or field observation services during construction and therefore makes no representations concerning the construction of underground facilities or other surface site improvements except those noted changes which were apparent from either the field visit or from information provided by the contractors.
