The City of La Quinta (City) has undertaken a planning process to develop a build -out plan for the Village, its traditional downtown. The project area consists of approximately 137 acres of land, generally - located north and south of Calle Tampico, east of Eisenhower Drive and west of Washington Street. The City, acting as the Lead Agency, has prepared:an Environmental Impact Report (EIR) that was prepared in accordance with -the California Environmental Quality Act (CEQA) to evaluate the potential -environmental impacts associated with the implementation of the City's. Village Build -Out Plan, anticipated to occur over the next 20 years -- through 2035. Thereis no actual time table for ultimate build out to occur, as development will be driven by market forces and demand for new residential units and additional non-residential uses. However, 2035 represents the horizon year for the City's General Plan, therefore it is reasonable to assume a similar time frame for the build -out of the City's downtown area.
